DEA Meeting: Keller Williams Residential

Braden Howell introduced Barbara and Scott Scribner.  Whether you call it “domicile”, “home base”, “crib” or “headquarters”, they all refer to your home.  Braden said there is no one more qualified to help you with the purchase of a home!  Braden was honored to have them as their Realtors when his family sold their home and he really appreciated all the work they did to help his family when his in-laws relocated to the area!

Barbara is from Beaumont and Scott is from Dallas.  They met at UT and have been married 36 years, which Braden said is truly a testament to Barbara’s ability to handle difficult customers!  Scott was a commercial banker and Barbara was a Category Analyst for Kimberly-Clark; they started full-time in Real Estate in 1993.  They have served on several boards and currently serve on the Keller Williams Luxury International Board of Directors.  They have received many awards, including multiyear winners of Texas Monthly Five Star Best Realtors in North Texas!  When not serving their clients, Barbara and Scott like skiing, hiking, cycling, golf….anything in the mountains of Colorado.  Barbara is very good at singing and Scott is very good in supporting her singing!

There are many reasons people buy or sell, but the common theme is that it is one of the biggest decisions a person will make in their lifetime.  The process involves a lot of steps but they will help navigate it to make sure everything goes smoothly!  Barbara shared the 3 P’s of Marketing:  Presentation, Promotion, and Price.  She showed us several examples where editing, painting, staging and professional photography made an amazing difference in the presentation.  The Scribner Team promotes homes with a Facebook fan page, YouTube video, domain name registration, and custom web site to get you the maximum exposure.

Scott shared about price.  Getting the right price for the buyer and the seller is a huge part of real estate.  A Comprehensive Market Analysis will show what is a fair and reasonable price to offer on a home or for a seller to list a home.  Especially in this market, you need to be hyper-aware of market and inventory changes.  Zillow is not accurate because it uses a combination of tax values and comparable sales; tax values are not an accurate indication of market value and there is a fair chance Zillow will get less access to MLS data in the future.  Price is one of the most important aspects of a listing.  The Scribner Team tracks their showings and gets feedback from other Realtors who have shown the property.  The market is dynamic and the feedback helps them know what is happening.

Yes, the market is generally softening.  Barbara and Scott view it as a healthy market, not the crazy market they have had in the last 3 years.  They are seeing some price reductions, which is showing a normalizing of the market and is better for buyers.
